78 Derngate is a brick terraced house built around 1815 to 1820 by the plumber and glazier William Mobbs as an investment property. In 1916 it was remodelled by the Scottish architect and designer Charles Rennie Mackintosh for Wenman Joseph Bassett-Lowke, a Northampton model engineer and toy maker. His father had bought the house as a wedding present for the couple. Bassett-Lowke was interested in modern design, and Mackintosh worked on the project without ever visiting Northampton, creating one of the first modern interiors in Britain.
Northampton High School for Girls bought it in 1964, and it was listed Grade II* in 1968. It was first let as offices and then used as classrooms. When the school decided to sell its Derngate properties in the early 1990s, local people and the Charles Rennie Mackintosh Society campaigned to save the building. With the help of a donation, the borough council took a long lease on numbers 78 and 80 Derngate in 1996, and a trust was set up two years later.
A grant of 999,000 pounds from the Heritage Lottery Fund paid for a restoration costing 1.4 million pounds. The architects John McAslan and Partners returned the Mackintosh interior to its 1916 to 1919 scheme, with wallpapers, paint finishes, curtains and carpets recreated, and the house opened to the public in late 2003. Today the Mackintosh house is shown on tours, while the adjoining buildings at 80 and 82 Derngate hold a visitor centre with galleries, a shop and the Dining Room restaurant.

The ticket price is for the Mackintosh house. The visitor centre with the galleries, shop and Dining Room restaurant has free admission. Friends of 78 Derngate and carers enter free, and a valid card must be shown for discounted rates. There is no extra charge for a guided tour, but a guide cannot always be guaranteed. Gift Aid is available at no extra cost and tickets are valid for 12 months.

The three adjoining listed Georgian houses have been adapted as far as possible, but there are limits. The main entrance at 82 Derngate has a small ramp, and the reception, shop, atrium and restaurant are on one accessible level. A platform lift in 80 Derngate serves the galleries and the accessible toilet and reaches the basement and top floor of the Mackintosh house, but other floors of the house can only be reached by steep stairs with handrails. Photographs of the inaccessible floors are available, and visitors should phone ahead to discuss their needs. Large-print interpretation and samples of decorative materials can be handled on request, a chair is provided in each main room, and printed guides help visitors with hearing loss. Blue Badge holders can park on nearby streets free for up to 3 hours.

Northampton railway station is a 20 minute walk away, with direct trains from London Euston, Milton Keynes and Birmingham. Northgate Bus Station is a 15 minute walk away, and buses also stop on The Drapery nearby.

There is no parking on site. The nearest car park is Hazelwood Road (NN1 1LG), a 5 minute walk. Midsummer Meadow (NN1 5NX), St Johns (NN1 1HA) and St Michael's (NN1 3HR) are 10 minutes away. Drop-off in nearby streets is possible for visitors with limited mobility.
The house is close to the town centre, next to Northampton Museum and the Royal & Derngate theatre. Follow signs for Town Centre and the Royal & Derngate. From the railway station a taxi can be asked to go to the corner of Derngate and Victoria Promenade.

The Dining Room restaurant serves coffee, light lunches and afternoon tea, and booking is advised, especially at weekends. The shop sells contemporary craft and Mackintosh-inspired gifts. Large bags and coats are stored at reception. Visitor toilets are at basement level, reached by stairs or lift.
